C~ <br /> <br />Staff Report Zone Change Request #R97-001 February 20, 1997 <br />Requested for: 1701 S. Broadway (Old Highway 146) which is further described <br />by Harris County Appraisal District as Tracts 1-4; Block 1445; La <br />Porte. <br />Requested bX: <br />Current Zoning: <br />Requested Zoning: <br />Ben Ritchie, property owner <br />High Density Residential (R-3) <br />Neighborhood Commercial (N.C.) <br />Background: The size of the tracts in question are approximately 100' X 115'. <br />There are currently three (3) buildings located on the property. A <br />beauty shop, which was previously a veterinary clinic, is located <br />in the brick veneer building at the front of Tracts 3,4. Also, there <br />is a metal building located on the north side of the property. The <br />third building, a metal building, located directly behind the beauty <br />shop was once a dog kennel. The beauty shop and metal building <br />were the original buildings on the property with the northern metal <br />building added at a later date. Currently the R-3 zoning of the <br />property allows maximum lot coverage of sixty percent (60%). <br />However, a change to an N.C. zone would change the maximum <br />lot coverage to only fifty percent (50%). <br />The parking for these buildings is located across the front of the <br />property with the street right-of--way providing the necessary <br />maneuvering area. The current parking surface is not dust-free. <br />
