Lot 3 Replat -Denim & Di'~lfionds Subdivision • <br />5/15/97 - P & Z Meeting <br />Page 2 of 3 <br />• The replat has been approved by the Commission after being prepared <br />and filed as though it were an original plat as specified in Section 4.04 of <br />the Development Ordinance. <br />• All expenses incurred by the City or the subdivider in the replat process <br />shall be borne by the subdivider, including the cost for notice of public <br />hearing. <br />Section 5.02 of the Development Ordinance addresses the need for <br />sidewalks, where required by the Comprehensive Plan. or by the <br />Commission. Subdivision sidewalks are normally required by the <br />Commission. However, a review of the October 21, 1993 staff report and <br />meeting minutes for the original Denim & Diamonds indicate no <br />sidewalks were required. This decision appears to be based on the fact <br />that there are no interior streets in the subdivision and the rural nature of <br />the area. Staff recommends the same consideration for the replat. <br />Utilities are available this portion of N. P Street. Both lot 3-A and 3-B <br />have frontage along N. P Street; therefore, utilities are available. <br />
