Staff Report Boncosky Terminal July 17, 1997 <br />PUD Process for Final Plat <br />Requested Bv: John Boncosky of Boncosky Services <br />Requested For: A 6.3192 acre tract of land out of a portion of Blocks 1203 and <br />1204; Town of La Porte, now known as Tract 1K, Johnson Hunter, <br />Abst. 35, and a portion of Tracts 37A & 37B, George B. Mc <br />Kinstry, Abst. 47, which is further described as 1706 South le <br />Street, LaPorte, Texas. <br />Present Zonins: Planned Unit Development (P.U.D.) with Special Conditional Use <br />Permit #96-003. <br />Requested Use: Trucking Operation with Tank Truck Cleaning <br />Background: The Planning & Zoning Commission at their May 1, 1997 meeting <br />granted Approval of the General Plan for this development. At the <br />same meeting, the Commission also granted Conditional Approval <br />of the Preliminary Plat. <br />Preliminary Plat Approval was granted by the Commission at the <br />6/19/97 meeting with four conditions. The conditions have been <br />satisfied. <br />Analysis: In accordance with the City's Development Ordinance #1444 the <br />Commission may take one of the following actions in regards to a <br />Final Plat approval. <br />Approve the Final Plat as filed; <br />Disapprove the Final Plat as filed, provided the reasons for such <br />disapproval are stated in writing and a copy of the statements is <br />signed by the Chairman of the Planning Commission. <br />The Final Plat now includes the same graphic contents as the <br />preliminary plat. Staff review of the Final Plat finds that all <br />development ordinance information has been provided. <br />Conclusion: At this time, Staff recommends the Commission approve the <br />Final Plat. <br />
