Summer Winds — Preliminofflat, Phase I • <br />7/17/97 P & Z Meeting <br />Pagb 2 of 2 <br />• A clear statement specifying the parties responsible for administration <br />and enforcement of covenants. <br />• The requirement for sidewalks shall be identified in the covenants as <br />well on the face of the final plat. <br />• The developer shall coordinate with the City Engineer regarding utility <br />easement size and location. <br />• The developer shall coordinate with the City Engineer regarding <br />preferable routing and construction of utilities. <br />The covenants have been submitted for City review and comment. They <br />should not be released for recordation until such time as the City deems them <br />to be satisfactory in terms of form and content. No building permit for the <br />project should be approved or released until the approved covenants have <br />been filed for recordation with Harris County Deed Records. <br />Conclusion: Staff has reviewed the Phase I Preliminary Plat and found it complies with <br />the Development Ordinance. Staff can ensure any remaining items are <br />satisfied; therefore, the outstanding issues should not prevent the <br />Commission from Approving the Preliminary Plat. <br />Staff recommends Approval of the Summer Winds Phase I <br />Preliminary Plat. <br />
