Wilburn, Jr., Secretary for Summer Winds, LLC <br />Reauested For: A 15.0780 Acre Tract of land being Outlots 702 and 703 to the W. B. <br />Lawrence Subdivision, Volume 83, Page 344, H.C.D.R out of the William <br />M. Jones Survey, A-482, La Porte, Harris County, Texas. <br />Present Zoning: Low Density Residential (R-1) <br />Requested Use: Residential Subdivision <br />Background: Summer Winds is a residential subdivision located off Underwood Road and <br />located between Spencer Highway and Fairmont Parkway. Section II <br />includes 4 blocks, 561ots and one restricted reserve. <br />The Preliminary Plat for Section II of this subdivision was reviewed and <br />Approved by the Commission during their September 3, 1998 meeting. <br />Analysis: Approval by the Commission of the Final Plat and all accompanying <br />documentation will require the developer or owner to commence <br />construction of improvements within one year of Development <br />Authorization. <br />Disapproval of the Final Plat will require the filing of a new Final Plat. <br />Conclusion: In reviewing Summer Winds, Section II Final Plat, staff finds that it <br />substantially complies with all ordinance requirements. <br />The outstanding items are being addressed at this time and staff can ensure <br />each of the items is satisfied prior to obtaining the signature of the <br />Commission and staff. Signatures will be required before the plat can be <br />filed for recordation. <br />
