• • <br />Staff Report Spencer Landing Subdivison October15,1998 <br />Section I, Amending Plat <br />Requested Bv: Mr. Brad Dill of B. D. Realty Advisors, L.L.C., Manager <br />Requested For: 33.16 Acre Tract, being all of Outlots 34, 35, 46, 47, 54 and 55 and Part of <br />Outlots 36, 45, 66 and 67, La Porte, Volume 59, Page 313, IiC.D.R, <br />situated in the Richard Pearsall Survey, Abstract 625, Harris County, Texas <br />Present Zoning: High Density Residential (R 3) and Low Density Residential (R 1) <br />Requested Use: Residential Subdivision <br />Background: Spencer Landing is a subdivision located on the north side of Spencer <br />Highway in the 11,400-11,500 Block. <br />The Commission during their April 17, 1997 approved the General Plan for <br />this subdivision meeting. <br />The Commission during their June 19, 1997 approved the Preliminary Plat <br />for Section I of this subdivision meeting: <br />The Commission during their June 19, 1997 approved the Final Plat for <br />Section I of this subdivision meeting. <br />Analysis: In accordance with the City's Development Ordinance #1444, Section 4.06, <br />an Amending Plat may be filed for record in the County Map Records to <br />correct dimensional errors, notational errors or other erroneous information <br />as defined and provided for under Article 978a V.T.C.S. Section 5, provided: <br />• The signed Amending Plat Certificate (Enclosure 4, Appendix D) is <br />placed upon the face of the Amending Plat; and <br />• The Planning and Zoning Commission Certificate (Enclosure 4, <br />Appendix D) is placed upon the face of the Amending Plat; and <br />• Commission approval of said Amending Plat is reflected by Commission <br />execution of said certificate. <br />In the case of Spencer Landing, Section I, there were some bearings left off <br />and some were incorrect. The applicant is correcting those errors with this <br />submittal. <br />Conclusion: In reviewing the Spencer Landing, Section I Amending Plat, staff finds it <br />complies with all ordinance requirements. Staff recommends the Spencer <br />Landing, Section I Amending Plat be Approved at this time. <br />
