Staff Report <br />Final Plat for Sam T's Subdivision <br />Reuested Bv: Debra R Taylor, Manager for W.G.S. (L.L.C.) <br />October 15,1998 <br />Reuested For: A 1.1478 Acre Tract being part of Outlot 410, La Porte Outlots, as per map <br />or plat thereof recorded in Volume 1, Pg. 53 of the Map Records of Harris <br />County, Texas and also being located partly in the Mcholas Clopper Survey, <br />A 198, and partly in the Enoch Brinson League, A 5, City of La Porte, <br />Harris County, Texas. <br />Location: 1612 Underwood Road <br />Present Zoning: General Commercial (G.C.) <br />Background: The Applicant is platting a 1.1478 Acre tract for the purpose of developing a <br />proposed commercial business. The plat includes an existing 10' Sanitary <br />Sewer Easement along the western boundary and a new 10' X 50' Houston <br />Lighting & Power Easement. The property will be identified as One <br />Restricted Reserve of the Sam T's Subdivision. <br />Analysis: The zoning of the property is appropriate for a commercial development. <br />Section 5.02 of the Development Ordinance addresses the need for <br />sidewalks, where required by the Comprehensive Plan or by the <br />Commission. The City's Comprehensive Plan does not call for sidewalks <br />along Underwood Road; however, sidewalks have been required for recent <br />developments near Spencer Highway. The Commission may wish to decide <br />if sidewalks would be desired for the areas further north along Underwood <br />Road. <br />Should the Commission require a sidewalk, the plat shall include a statement <br />that a sidewalk installation, by the owner, is required. <br />Detention is required for the development. The plat shall include a statement <br />the detention area shall be owned and maintained by the property owner. <br />Water and sewer utilities are available to serve this site. <br />Conclusion: Staff finds the requested plat satisfies applicable provisions of State Law <br />and City Ordinance. Staff recommends Approval of Sam T's Subdivision. <br />
