Furlow, Owner <br />Requested for: Tracts 302A and 302B; LaPorte Outlots <br />cation: 1600 Block of Sens Road <br />Present Zoning: Mid Density Residential (R-2) <br />Requested ZoninE: General Commecial (GC) <br />Background: The property in question is located in the 1600 Block of Sens Road, La <br />Porte, Harris County, Texas. The said property is further described by the <br />Harris County Appraisal District as tracts 301A, 302A and 302B, La Porte <br />outlots. <br />An, alysis: The purpose of rezoning is to allow construction of a storage building for the <br />expansion of an existing business. The staff in reviewing the applicant's <br />request found it to be reasonable. The current land use shows the area to be <br />intended for commercial use. However, the city has been consistent with <br />providing a portion of general commercial along the major roads within the <br />city limits. However, the following aspects should be considered for granting <br />a rezoning request. <br />• Ability of infrastructure to support the permitted use. <br />• Impact on the surrounding land uses. <br />The area in which the subject tract, based on the criteria <br />established by the city's comprehensive plan, is suitable for either present use <br />or the requested general commercial. <br />The zoning change would not have a significant impact on traffic conditions <br />in the area. Moreover, utilities would not significantly be affected. <br />Furthermore, the tract is bounded by an existing residential and <br />general commercial. A storm sewer of HCFD, which can serve as a buffer <br />zone, is running on the west of the said tract. The change from R2 to GC <br />have no impact on the future development within the general commercial <br />zone. The development within the subject tract should not impact the <br />viability of the surrounding area. <br />
