• <br />Staff Report Pecan Crossing, Section IV January 21,1999 <br />Final Plat <br />Requested ~: Glenn Angel for Legna Land Development Company. <br />Requested For: A 19.9236 Acre Tract being part of Outlots 694, 696, 714 and <br />Outlots 695, 704, 705, and 715, La Porte Outlots, as recorded <br />in Volume 83, Page 344 of the Deed Records of Harris <br />County, Texas and located in the William M. Jones Survey <br />Abstract-482, City of La Porte, Harris County, Texas. <br />Present Zoning: Low Density Residential (R-1) <br />Requested Use: Residential Subdivision <br />Background: Pecan Crossing is a residential subdivision located on the <br />north side of Fairmont Parkway, approximately 1,800 feet west <br />of Underwood Road (See Exhibit A). The General Plan for the <br />subdivision was approved by the Commission on February <br />17,1994 and the Preliminary Plat for Section IV was approved <br />by the Commission during their November 19, 1998 meeting. <br />Analysis: Staff, using Development Ordinance Section 4.04 and <br />Appendix D of the Development Ordinance as a guide, has <br />reviewed the Pecan Crossing Section N Final Plat and found <br />it to be in substantial compliance with applicable Development <br />Ordinance requirements. <br />The covenants for Section IV have been reviewed by the City <br />Attorney's office and found to satisfy Ordinance requirements. <br />Utility Construction Plans have been reviewed and approved <br />by Staff. <br />Conclusion: Staff has reviewed Pecan Crossing Section IV Final Plat and <br />found it complies with the Development Ordinance. <br />Staff recommends approval of the Pecan Crossing Section <br />IV Final Plat with the provision that the plat not be released <br />for recordation until; <br />Payment in the amount of $15, 575 is made to the City in <br />lieu of Park Land dedication. <br />Payments of $6,247 and $225.13 are made to the City for <br />street lighting service and street signage installation <br />respectively. <br />
