• <br /> <br />Staff Report January 21, 1999 <br />Final Plat for JCF Subdivision <br />Requested BX: Mr. Joe Camp, President of Joe Camp, Inc., property owner. <br />Requested For: A 6.7744 Acre Tract known as all of Block 124 and 117, the <br />residue of Block 123, a 16 foot alley in Block 124, a portion of <br />South 9a' Street between Blocks 123 and 124, the north one-half of <br />West F Street between South 8a` Street and State Highway 146, <br />a portion of West E Street between South 8a' Street and State <br />Highway 146 and a 16 ft. alley in Block 117, Town of La Porte, <br />Hams County, Texas. <br />Location: 621 Highway 146 South. <br />Present Zoning: General Commercial (G.C.) <br />Background: The owner, Joe Camp Inc., has a building permit for the renovation <br />and addition to three existing buildings currently known as 621 <br />Highway 146 South. The same permit also covers the construction <br />of two new buildings, which will be known as 501 and 521 <br />Highway 146 South. <br />As part of the proposed development, Ordinance #98-2228 was <br />passed by the La Porte City Council on March 30, 1998. Exhibit A <br />shows the specific street and alley rights-of--way closed by this <br />Ordinance. The passage of this recent Ordinance along with the <br />previous closings by Ordinance #826 has created an opportunity <br />for the owner to replat these tracts into a single lot of record. <br />Analysis: The applicant has submitted the final plat of these properties to <br />establish a single lot of record to facilitate future expansions. <br />Once recorded, the new lot will be known as JCF Subdivision. ---" <br />The plat showing the configuration of the lot with all easements in <br />place is attached and identified as Exhibit B. <br />Section 5.02 of the Development Ordinance addresses the need for <br />sidewalks, where required by the Comprehensive Plan or by the <br />Commission. The Comprehensive Plan does not require sidewalk <br />plans along State Highway 146. The Commission may choose to <br />require sidewalks. In keeping with the standard in this area, Staff <br />recommends no sidewalk requirements for this final plat. <br />
