Also, the maximum number of rail <br />lines is established at 22 and no rail lines will cross Powell Road. <br />Article X Utilities, Drainage — Staff and the developer have agreed that the <br />water system will need to deliver between 4000 and 6000 gallons per minute <br />to provide suitable fire protection. This may be accomplished by tapping <br />into the City's existing 16-inch water line on the east side of SH146. <br />Sanitary sewer service can be provided via the City's existing trunk sewer <br />main in the K Street right-of-way just south of Fairmont Parkway. <br />Stormwater facilities will be designed in accordance with City and HCFCD <br />requirements. Design of stormwater detention basins will accommodate <br />features of the Open Space/Trail System. <br />Exhibit "B" Metes and Bounds Description <br />This exhibit establishes the overall boundary of this development. This <br />boundary is shown on the General Plan. <br />Exhibit "C" General Plan <br />The General Plan basically depicts the ultimate layout of the development. It <br />identifies future land uses, street alignment, utilities and drainage, buffer and <br />setback areas. <br />Exhibit "D" Land Use Exceptions <br />The General Plan makes broad references to land use categories. This <br />exhibit further defines the land uses that are acceptable within various tracts <br />of this development. Basically, uses that are currently permitted within our <br />zoning ordinance are permitted here with some exceptions. In the Business <br />and Retail (GC) tracts, general contractors, automotive services, outdoor <br />sales and outdoor storage are not permitted. In the Office/Warehouse (BI) <br />tracts, general contractors, automotive services, outdoor sales and outdoor <br />storage, and off -premise signs are not permitted. In the Light Industrial (LI) <br />tracts, manufacturing of chemicals, outside storage including shipping <br />containers, off -premise signs and a few other uses are not permitted. In <br />Reserve "A" labeled as Rail/Warehouse the uses permitted in the (LI) tracts <br />are permitted here including rail activities. Shipping containers that are in <br />transit or are being used to deliver material into or out of the project will be <br />permitted. This use of shipping containers may be incidental to some <br />permitted uses. <br />Exhibit "E" Declaration of Covenants and Restrictions <br />At this stage, this exhibit is in draft form. As this development progresses, <br />and plats are filed for each section, the restrictive covenants will be finalized <br />and filed for record along with the subdivision plats.
