Staff Report Final Plat for April 15,1999 <br />Bayport North Industrial Park <br />Requested By: Don TuBli, Trustee <br />Requested For: A 156.4962 Acres of land situated in the George B. McKinstry League, <br />Abstract 47 and the William M. Jones Survey, Abstract 482, Harris County, <br />Texas and being a portion of 343.16 acres tract of land conveyed by deed <br />from Friendswood Development Company to Howe Land Company & WSI- <br />Richmond Co. described in HCFC #H111543 (FC #193-90-1261) of the <br />Harris County Deed Records; <br />Location: Bayport Industrial District (ETJ) <br />Underwood Road @ Fairmont Parkway <br />Background: Applicant is platting 156.4962 Acres of land into six restricted reserves for <br />an Industrial Park in the Bayport Industrial District of the City of La Porte <br />(See Exhibit A). <br />Analysis: Owner/Developer plans to develop the tract for industrial uses. The <br />developer will construct streets and the storm drainage/detention system that <br />will connect with the regional systems in accordance with the policies of the <br />City and Harris County Flood Control District. <br />Development Ordinance addresses a 20' minimum side yard building line <br />adjacent to a public street. The plat shows 25' B.L. adjacent to all public <br />streets. City's Comprehensive Plan classifies Underwood Road as Primary <br />Arterial, which has four lanes divided with R.O.W. capacity that allows <br />for addition of two lanes. The Thoroughfare Plan proposes extension of <br />Underwood Road into extraterritorial jurisdiction. The plat shows 50' <br />R.O.W. to Underwood Road (See Exhibit B). <br />A 10' water line easement around each lot has been shown on the plat. <br />Detention is required for the development. The plat shows 85' wide strip <br />along northwestern property line for the same. This plat is also being <br />reviewed by Harris County Engineering Department. <br />Conclusion: Staff finds the requested plat satisfies applicable provisions of the <br />Development Ordinance. Staff recommends approval of the final plat of <br />Bayport North Industrial Park. <br />
