Mini Storage — General Pi . <br />08/19/99 — P & Z Meeting <br />Page 2 of 2 <br />Conclusion: <br />• Proposed development should have good access to truck routes, <br />railroads, and airport. <br />• Appropriately designated use may be developed in the floodplain. <br />Based on the criteria above, the area is suitable for the proposed use. As, it is <br />not directly adjacent to residential area and has a good access to Spencer <br />Highway. Furthermore, the tract is abutted by HL&P, Tennessee Gas Co., <br />Magnolia Pipeline Co., and Coastal Industrial Water Authority easements to <br />the east by the S.P.RR <br />Using Appendix C of Development Ordinance No. 1444, staff has reviewed <br />the general plan and finds it substantially complies with applicable ordinance <br />requirements. Staff recommends approval of the general plan with condition <br />that: <br />• The General Plan will not be in effect until formal approval of the <br />Special Conditional Use Permit has been granted by the City Council. <br />• A Minor Development Site Plan shall be submitted to the City in <br />accordance with the requirements of Ordinance #1444 and conditions <br />attached to the Special Conditional Use Permit. <br />
