<br /> <br />Stag' Report Fairmont Park East, Section VII November 18,1999 <br />Preliminary Plat <br />Requested By: Mr. Eddie V. Gray, Trustee <br />Requested For: A 15.4191 Acre Tract out of the William M. Jones Survey, Abstract No. <br />482, Harris County, Texas and being a part of a 266.154 Acre Tract <br />described in Film Code 184-69-2052 in the Oi:Fice of the County Clerk of <br />Hams County, Texas. <br />Present Zoning: High Density Residential (R 3) <br />Requested Use: Residential Subdivision -(Note: Single Family Dwellings are an allowable <br />use in a High Density Residential Zone.) <br />Background: Fairmont Pazk East is a residential subdivision off Driftwood Drive and <br />located between Spencer Highway and Fairmont Parkway (Exhibit A). The <br />General Plan for Fairmont Pazk East, Sections Five, Six, Seven, Eight and <br />Nine was reviewed and approved by the Com}nission dwing their April 16, <br />1998 meeting. <br />As required by the Development Ordinance, the City has received the mylaz <br />of the approved General Plan. As a part of the general plan, the developer <br />had set aside 10.00 acres in Section VI for the detention. <br />Analysis: Staff using Development Ordinance 1444, Section 4.04 as a guide, has <br />reviewed the Fairmont Park East Section VII Preliminary Plat and found it to <br />be in substantial compliance with applicable ordinance requirements. <br />Staffhas reviewed the plat for conformance with zoning regulation and goals <br />and intents of the City's Comprehensive Plan. As indicated by the zoning <br />designation, the proposed subdivision is compatible with the underlying <br />High Density Residential (R 3), where Single Family (R-1) dwellings aze <br />permitted uses. As proposed, Section VII has 681ots, which is 4.41 units per <br />acre, the same as the designated criteria established in Section 106-334 of the <br />Code of Ordinances (Exhibit B). <br />
