Medical Center Blvd., #616, Webster, TX <br />Address <br />For Development of: Park Forest Apartments Subdivision <br />Development Name <br />1200 Block of McCabe Road, La Porte, TX <br />Address <br />Legal Description: 16.21 Acre Tract out of W.P. Hams Survey, Abstract A-30 <br />Harris County, TX <br />Zoning: Planned Unit Development <br />Permit Conditions: <br />1. The overall density of the project (Phases 1 and 2) shall not exceed 19.7 dwelling <br />units per acre. <br />2. The applicant shall enter into a Sewer Service Agreement and commit to paying <br />for lift station upgrades relating to the development project. <br />3. This action in no way commits the City to any maintenance responsibilities for <br />the 75.7 acre Conservation Easement. <br />4. Access shall be provided by way, of a private street or driveway. <br />Failure to begin construction within one (1) year after issuance or as scheduled under the <br />terms of a special conditional. use permit shall void the permit as approved, except upon an <br />extension of time granted after application to the Planning and Zoning Commission. <br />If construction is terminated after the completion of any stage and there is ample evidence that <br />further development is not contemplated the ordinance establishing such special conditional <br />use permit may be rescinded by the City Council, upon its own motion or upon the <br />recommendation of the Planning and Zoning Commission of the City of La Porte, and the <br />previous zoning of the entire tract shall be in full effect on the portion which is undeveloped. <br />Validation Date: 11/29/2001 <br />Director of Planning <br />City Secretary <br />
