Hams County Deed Records, in the <br />. ~ Richard Pearsall Survey, Abstract 625, City of La Porte, Harris County, <br />Texas. ~ . . <br />Present Zoning: ~ High Density Residential (R 3) <br />(Single-Family dwellings is a permitted use in. R-3 Zone) <br />Requested Use: Single-Family Residential Subdivision <br />Background: ~ .Spencer Landing Section 4 is a residential subdivision located south of <br />North D Street and west of Spencer Landing Section 3: Section 4 contains <br />2 Blocks and 42 Lots. The Commission approved the General Plan for <br />Spencer Landing Subdivision, Section 3 and 4, during their February 15, <br />2001 meeting. The Preliminary Plat for Section 4 was reviewed and <br />approved by the Commission during their November 29, 2001 meeting. <br />Analysis: Staff confirms that Spencer Landing Section 4 Final Plat complies with the <br />Section 4.04 and Appendix D of the Development Ordinance 1444. In <br />addition, the City will receive money in lieu of pazklarid dedication. The City <br />Attorney reviewed and approved the covenants for Spencer Landing, Sec. 4. <br />As a condition of the Preliminary Plat approval, the Commission required <br />the developer to install sidewalks along both sides of all public streets and <br />along the south side of `D' Street continuing to Section 3. This item was <br />incorporated into the .paving, drainage, and utility construction plans of <br />Spencer Landing Section 4: These plans were reviewed and approved by <br />Staf£ <br />
