Fairmont Park East, Section Five <br />Final Plat <br />Page 3 of 3 <br />Drainage — During the development of Fairmont Park East Sections 5-9, <br />an 8-acre detention pond was created to accommodate storm water <br />drainage from all 77 -acres of Fairmont Park East Subdivision. The <br />proposed Section 5 is designed so that all storm drainage flows directly <br />into the detention pond. The City's detention criteria requires that a <br />minimum 12-foot . wide maintenance berm is provided around the <br />perimeter of the detention facility. <br />Any direct drainage onto Driftwood Drive is prohibited. Staff will ensure <br />that the drainage structures shall be constructed in such locations and of <br />such size and dimensions to adequately serve the development and the <br />contributing drainage area. However, the developer shall provide all the <br />necessary easements required for proper drainage, including storm water <br />inlets. <br />Conclusion and <br />Recommendation: The Final Plat is in accordance with the City's development regulations. <br />Staff recommends approval of the Final Plat, but notes that the following <br />must occur prior to plat recordation: <br />1. Covenants, conditions and restrictions will be filed along with the <br />Final Plat. <br />2. - Payment shall be made to the City for installation of streetlights and <br />electrical service cost for one year. The money will be deposited with <br />the City in an escrow account until such time as construction <br />/installation is complete. <br />3. Payment shall be made to the City for installation of street signs within <br />Section 5. <br />Options available to the Commission are as follows: <br />Approve the Final Plat as filed. This will authorize the developer to <br />begin construction of subdivision improvements within one year. <br />• Disapprove the Final Plat and supporting documents as filed. This will <br />require the developer to file a new Final Plat with the required <br />documents. <br />
