• W <br />Staff Report April 17, 2003 <br />Zone Change Request #R 03-002 <br />Requested bv: Eddie V. Gray, Trustee <br />Fairmont Park, JV. <br />Reauested for: TR 31 and pt. TR 32, W. M. Jones Survey, A-482 <br />Locations: Fairmont Parkway @ Farrington Boulevard <br />Present Zoning: General Commercial (GC) <br />Requested Zonine: Low -Density Residential (R 1) <br />Background: The applicant seeks a rezone from General Commercial (GC) to Low - <br />Density Residential (R 1) for single-family dwellings. As shown, this <br />rezoning would consist of 15.6 acres leaving 4.7 acres along Fairmont <br />Parkway and Farrington zoned General Commercial (GC). <br />During the March 20, 2003 public hearing, the Commission asked the <br />Developer to consider the following items: <br />• Incorporate additional GC tracts to rezone to R 1. This may provide <br />better layout/design for the future residential development. <br />• Secure controlled driveway access of GC along Fairmont Parkway. <br />• Determine buffers and screening mechanisms to protect proposed <br />residences from commercial developments. <br />The Developer was to discuss the above issues and work with Staff and <br />resubmit R03-002. To accomplish this, the Commission agreed to continue <br />the public hearing on April 17, 2003. <br />Conclusion: To daze, the Developer has not submitted proposals. Staff recommends that <br />the Commission continue the public hearing affording the Developer <br />additional time. <br />Actions available to the Commission are as follows: <br />• continue the public hearing <br />• close the public hearing <br />
