Continue 8th Street to provide adequate traffic circulation <br />. within the development. <br />2. Utilize the T1RZ to participate in the signal placement and <br />enhancement of 8th St, and. Fairmont Parkway intersection, <br />north of the subdivision boundary. <br />3. Remove existing chain link fencing on border of golf course <br />property. <br />4. Provide emergency access to the golf course from McCabe <br />Road azea (alley and gate).to allow ambulance into this area of <br />the course. ' <br />~5. Center turn~.~anes on Wharton Weems should .be considered. <br />•: ~ ~ ~ 6. Traffic signal on Wharton Weems and S.H. 146 is needed at the <br />time the subdivision is developed. The Developer should <br />coordinate with TXDOT. <br />Detention: ~~ ' <br />1. Ensure that lake/detention azeas are continuous. Provide <br />wrought iron fencing to prevent free movement of pedestrian <br />traffic between the golf course .and the .subdivision. Install <br />wrought iron fencing along the rear of each lot overlooking the <br />golf course/detention lake azea. <br />2. Size outflow piping so that water is retained sufficiently to <br />prevent flooding on the golf course or the .subdivision <br />3. Discuss rounding right angle comers of detention azeas, <br />(possibly utilizing City-owned land to do so); this will increase <br />detention capacity for the lake system. <br />4. Maintenance of detention, down to the water level, should be <br />. determined in the development agreement. <br />5. Outflow is needed to gain access to reserve `Z', which is not <br />owned by the applicant. Total volume should be in line with <br />the recommendations by the Taylor Bayou study. <br />Pazks. trails, and landscaping . <br />1~. The Reserve `~F' 1.345 acre site and the passive pazk/detention <br />azeas should be privately maintained and not open to the <br />public. <br />2. All play/service equipment should be listed on a pazks and open <br />space plan that is approved by the City of La Porte (i.e. <br />playground, picnic area, trash cans, bazbeque pits, etc.) <br />3. Incorporate ~ pedestrian/bicycle trails ~ along the lineaz <br />detention/pazk areas, with entry and exit to the subdivision, in <br />at least 4-5 locations along its length. <br />4. Note that pedestrian bicycle trails will be primarily for the use <br />of the subdivision owners and shall be maintained by ~ the <br />homeowner's association. <br />
