Staff Report Fairmont Park East, Section Eleven February 19, 2004 <br />Final Plat <br />Requested Action: Consideration of Final Plat for Fairmont Park East, Section Eleven <br />Requested Bv: Mr. Eddie V. Gray, Trustee <br />Requested For: A 19.3756 acres of land out of W. J. Payne Subdivision in the William M. <br />Jones Survey, Abstract No. 482, Harris County, Texas. <br />Present Zoning: Low -Density Residential (R 1) <br />Requested Use: Residential Subdivision — (Single Family Dwellings) <br />Background: At the October 16, 2003 meeting, the Commission approved the preliminary <br />plat for Fairmont Park East, Section 11 with the following conditions: <br />• Ensure positive drainage along north property line. The construction <br />drawings shall indicate off -site drainage improvements to ensure grade <br />elevations do not conflict with the adjacent Creekmont Subdivision. <br />• Show 30' utility and landscaping reserve on both sides of the intersection <br />at King William Drive and Spencer Highway. As a result, the property <br />lines for lots 1-5 of block 3 and lots 1-7 of block 1 shall be reconfigured. <br />• The developer is responsible for installation of sidewalks along both <br />sides of all public streets within the subdivision and along east and west <br />right-of-way line of Myrtle Creek Drive. <br />• Sidewalks shall be installed around the detention area along King <br />William Drive and Spencer Highway up to east and west end of the <br />subdivision line. <br />• Reconfigure lot 1 of block 1. Provide screening around Southwestern <br />Bell's utility facility. <br />• Unrestricted Reserve No. 1 along Spencer Highway must be rezoned <br />prior to the filing of the Final Plat. <br />Earlier, the Commission recommended to City Council Rezone Request <br />#R03-001. On April 14, 2003, City Council affirmed the Commission's <br />recommendation and established Ordinance #1501-YY rezoning of 19.3756 <br />acres of land along the east and west sides of Myrtle Creek Drive just north <br />of Spencer Highway from General Commercial (GC), Neighborhood <br />Commercial (NC), and High Density Residential (R 3) to Low Density <br />
