Planning and Zoning Comnton • <br />Minutes of January 15, 2004 <br />Page 4 <br />Mr. Gray also suggested a common driveway alongside the Dollar General driveway to <br />access the rear of all the properties, but also thought there should be at least one <br />driveway each for the tracts on Fairmont Parkway. <br />Decker McKim stated these lots are separate entities, not a strip center development. <br />He noted a cross easement between all the tracts might help reduce the volume of traffic <br />that would access the properties from Fairmont Pkwy. <br />Motion by Nick Barrera to approve the Preliminary Plat for Fairmont Park East Business <br />(Unrestricted Reserves 2, 3, 4, 5, and 6) with the following conditions: <br />■ Provide a controlled access easement for unrestricted reserves 2, 3, 4, 5, and 6 <br />along Fairmont Parkway. The driveways should be limited to 2-3. <br />■ Developer to work with staff and look into common access limiting driveways on <br />Fairmont Parkway. Check with mortgage companies' lending practices for <br />properties that share access. <br />■ Submit a final plat along with all applicable documents. <br />■ Submit construction drawings showing water, sanitary sewer, and storm water <br />management. <br />■ Provide covenants, conditions or restrictions for the proposed business park. <br />■ Secure a driveway easement to the rear of all properties that exit on Farrington <br />Blvd. <br />Second by Kirby Linscomb. CONSIDER PRELIMINARY PLAT FOR FAIRMONT PARK EAST, SECTION 12. <br />Mr. Malik presented staffs report and outlined staffs recommendation for approval of a <br />preliminary plat for a 15.655 acre tract located along both sides of Farrington Blvd. south <br />of Fairmont Pkwy. The property is currently zoned General Commercial. <br />The applicant, Eddie Gray, addressed the Commission. Mr. Gray, the Commission, and <br />staff, discussed various aspects relating to the plat. <br />Motion by Paul Berner to approve the Preliminary Plat for Fairmont Park East, Section <br />12 with the following conditions: <br />■ A zone change request must be approved prior to filing the Final Plat. <br />■ Construction drawings shall indicate off -site drainage improvements to ensure <br />proper drainage of the adjacent commercial property and residential subdivision. <br />
