Safe Harbour • • <br />SCU04-001 <br />Page 4 of 4 <br />If the Planning and Zoning Commission wishes to consider this Special <br />Conditional Use Permit request, staff suggest the following conditions as a <br />minimum be considered: <br />o SCUP#04-001 is specifically limited to the mini-storage/warehouse as <br />defined in SIC. #4225. <br />® Enhance the building fagade so that it blends with the existing <br />commercial to be architecturally and aesthetically pleasing. <br />® Rendering of the building fagade shall be returned to the Planning and <br />Zoning Commission for final approval as a first step before <br />proceeding. If not approved, the SCUP becomes void. <br />® The applicant shall file an application with the City to close alleys and <br />streets in Block 1135, 1136, and 1137. If successful, the property be <br />formally replatted. <br />o Detention basin shall be screened and landscaped in compliance with <br />required screening and landscaping provisions per Section 106-444(a) <br />of the Ordinance. <br />o Provide an irrigation system to ensure that all landscaping and <br />screening is properly maintained by the owner/developer. <br />® Ensure that maximum lot coverage does not exceed 40%. <br />® This permit does not become valid until a Development Site Plan is <br />submitted to the City; reviewed and approved in accordance with the <br />requirements of the Development Ordinance. <br />o The Developer shall comply with all other applicable laws and <br />ordinances of the City of La Porte and the State of Texas. <br />Options available to the Commission are: <br />® Recommend to Council approval of this SCUP with additional <br />conditions. <br />A Recommend to Council denial of this SCUP. <br />® Table this item for further consideration by the Commission. <br />
