The zoning of the property is Low Density Residential except a small <br />portion as General Commercial. In addition, a zone change request. for <br />this portion of the subdivision is under consideration. <br />• The applicant is proposing 54 single=family residential lots " two blocks <br />with a density yield of 4 dwelling units per acre. Lot size is less than 1 acre <br />minimum disarmed for the Lomax area. <br />• Reserve A located to the west (GC zone) is restricted for detention and may <br />serve as a buffer between commercial & residential properties. <br />• Reserves B, C, and D shall be restricted for landscaping and increased <br />setback- along North 'V' Street. Reserve E is for utility easement. All <br />reserves shall be owned and maintained by the Homeowner Association. <br />• Public streets are 60' ROW and subdivision has two points of entry along <br />North'V Street. . <br />• There are sufficient utilities in the vicinity to serve this subdivision. On -site <br />infrastrirct<u+e, however, shall be the responsibility of the owneddeveloper. <br />• . A parkland fee shall be .applicable in lieu of parkland. dedication. <br />The Preliminary Plat is in accordance with the City's development regulations. <br />Staff recommends approval of the Preliminary Plat with the following <br />conditions: <br />• . Zone change request needs to be approved prior to filing of the final plat. <br />• Final Plat along with Construction drawings shall indicate off -site drainage <br />improvements to ensure proper drainage of the adjacent commercial <br />property and residential subdivision. <br />The developer is responsible for installation of sidewalks along both sides <br />of all public streets within the subdivision and along east and west right-of- <br />way line of North "L" Street up to end of the subdivision line. <br />• Approval of the Preliminary Plat authorizes the developer to submit a Final Plat .. <br />•. Conditional approval of the Preliminary Plat requires submission of an <br />amended Preliminary Plat and additional documentation as specified by the. <br />Commission for the Commission approval. , <br />• Disapproval of the . Preliminary Plat requires submission of a new <br />= Preliminary Plat <br />
