Broadway <br />South Low Density residential (R-l) <br />West PUD a Forest Golf Course <br />Residential <br />Office Buildin <br /> <br />The applicant seeks a rezone from Low-Density Residential (R-I) to <br />Neighborhood Commercial (NC). <br />The purpose of the zone change is to allow an office building for public <br />acCOWltant, insurance agent, etc. <br />The City's Land Use Plan shows the subject tracts developing as Low <br />Density Residential. <br />Nearby properties are a mixture of mid-density and single-family <br />residential and the Golf Course. <br />The adjacent properties are zoned low-density residential except PUD <br />for the Bay Forest Golf Course. <br />The effect of the change from R-I to NC should not have an adverse <br />impact upon the infrastructure. <br />Traffic may be affected by this proposed development. <br /> <br />Staff recommends denial of the zone change request #R04-004 with the <br />following considerations: <br /> <br />· La Porte Comprehensive Plan & TIRZ Board envisioned this area <br />developing as low density residential. <br />. The requested change is not compatible with the zoning and uses of <br />nearby properties. <br />. Change from R-I to NC could be considered spot zoning. <br />. Integrity and beautification of the Golf Course will be injeopardy. <br />. Once zoned, conditions cannot be placed on development (e.g. types of <br />offices, buffers, landscape, design of road and drive access). <br /> <br />. Recommend to Council approval of this rezone request #R04-004. <br />. Recommend to Council denial of this rezone request #R04-004. <br />.
