The subject property <br />(150'x150') is located at the southeast corner of Spencer Highway and Underwood Road near Baker Jr. <br />Campus. <br />• The intent of this zone change request is for rezoning from Low-Density Residential (R-1) to General <br />Commercial (GC) for bringing the property in conformance with the Zoning Ordinance. <br />• The City's new Fire Station No. 2 will be located at 9710 Spencer Highway adjacent to the above commercial <br />strip near Baker Jr. Campus. The whole property of this campus is zoned Low-Density Residential (R-1). <br />• •The northwest portion of the school property is the site for the proposed Fire Station #2 currently zoned Low- <br />Density Residential (R-1). <br />• Staff is using this opportunity to extend the General Commercial (GC) zone to include Fire Station site along <br />Spencer Highway. <br />• The subject property is in the vicinity of major commercial retail developments. <br />• The area is earmarked for commercial uses in the Land Use Plan. <br />• The overall impact on public services should be minimal. <br />• Streets/roads should have adequate capacity to handle the traffic generated by this proposed development. <br />Recommendation: <br />• Staff recommends approval of the rezone request. <br />• The requested change is compatible with the zoning and uses of nearby properties. <br />• The change will bring the development more conforming to the current ordinance. <br />• The property in question is suitable for the requested change to GC in order to eliminate the nonconformity of an <br />existing wmmercial strip. In additioq proposed development will be conforming. <br />• The development within the subject tract will not negatively impact the surrounding properties and will not harm the <br />value of the nearby properties. <br />• In additioq it will not have signiificant impact on the traffic conditions in the area. <br />Staff recommends approval of the zone change request. <br />Actions required by the Commission: <br />• Recommend to Council approval of this rezone request #804-008. <br />• Recommend to Council denial of this rezone request #804-008. <br />Table this item for further consideration by the Commission. <br />~0~~ 1 <br />
