There are <br />General Commercial zone properties in the close proximity to these <br />tracts. The development within the subject tracts should not have any <br />adverse impact on the surrounding area. A change fromLow-Density <br />Residential to General Commercial should not negatively impact the <br />surrounding properties and should not harm the value of the nearby <br />properties. The overall impact on public services will be minimal. <br />Moreover, the change would not adversely impact the public health, <br />safety, and welfare of the City. <br />Conclusion: Based on the above analysis, Staff recommends approval of the zone <br />.change request. The requested change would provide better services <br />to sun ounding properties. Granting the requested change would not <br />be contrary to the goals and objectives ofthe Comprehensive Plan. <br />Recommendations <br />Based on the above analysis, staff finds the requested change is <br />compatible with the zoning and uses of nearby properties and <br />recommends approval. The property in question is suitable for the <br />requested change to GC, which will extend to adjacern tract under a <br />same zoning classification. <br />Staff recommends changing the zoning designation of these tracts <br />from R-1 to GC <br />Actions available to the Commission are listed below: <br />• Recommend to Council approval of this rezoning request <br />from R-1 to GC. <br />• Recommend to Council denial of this rezoning request from <br />R 1 to GC. <br />• Table this item for further consideration by the Commission. <br />
