Bazbour's Cut Blvd. and Northwest corner of North Broadway. The <br />facility serves as a trucking and container yard. <br />• Port of Houston's Intermodal facility is across the street to the east in the City of Morgan's Point. <br />• The facility has an access along North Broadway and a private access road to the north as well. <br />• The subject property is in the vicinity of major industrial facilities along Bazbour's Cut terminal. <br />• The area is earmarked for industrial uses in the Land Use Plan. <br />• The overall impact on public services should be minimal. <br />• Streets/roads should have adequate capacity to handle the traffic generated by this development. <br />• It is anticipated that the applicant will request for closing of alleys and street right-of--way within the subject <br />tract. <br />• An anticipated expansion of this facility in conjunction with the Bayport expansion project will require upscale <br />landscaping and screening plan. <br />Recommendation: <br />• The requested change is compatible with the zoning and uses of nearby properties. <br />• The change will unify an entire tract under a single zoning classification. <br />• The development within the subject tract will not negatively impact the surrounding properties and will not harm the <br />value of the neazby properties. <br />• In addition, it will not have significant impact on the traffic conditions in the area. <br />Staff recommends of the zone change request. <br />Actions required by the Commission: <br />• Recommend to Council approval of this rezone request #R04-009. <br />• Recommend to Council denial of this rezone request #R04-009. <br />• Table this item for further consideration by the Commission. <br />
