• • <br />Staff Report Underwood Business Park February 17, 2005 <br />Preliminary Plat <br />Requested bv: Clay Development & Construction Inc. <br />c/o Danny Martin <br />Requested for: 207 acres of land out of the Enoch Brinson Survey, Abstract 5, <br />described as parcel 1 under the Harris County Clerk's File No. <br />M032856, La Porte, Harris County, Texas. <br />Location: Old Underwood Road and S.H. 225 <br />Present Zoning: Planned Unit Development (PUD) <br />Requested Use: Office/warehouse <br />Background: This site consists of approximately 207 acres located to the south of the <br />Battleground Industrial Park at 101 Old Underwood Road. The City <br />limit of La Porte runs parallel to the property line along west side of Old <br />Underwood Road. The UPRR is adjacent to the property to the <br />northeast. Houston Lighting and Power Company (Centerpoint Energy) <br />owns approx. 19 acres of land adjacent to the subject tract to the south. <br />Currently, 132 acres of land is being subdivided into five reserves <br />(restricted reserves A-E), restricted reserve F consisting of 75 acres will <br />be platted later. The facility will have an entrance along Old <br />Underwood Road and access through East 13`" Street and Battleground <br />Road off State Highway 225. <br />The subject property is zoned Planned Unit Development (PUD). The <br />PUD zoning assigned to this tract is, to a great extent, based on the large <br />amount of undeveloped, unsubdivided acreage located in this area. The <br />PUD development requirements are an effective means to ensure that <br />development of this tract would be in accordance with the sound <br />planning guidelines. <br />Development in a PUD zoning district requires that an application for <br />a general plan shall be filed and processed simultaneously with the <br />Special Conditional Use Permit. At the January 20, 2005, meeting, <br />the Commission held a public hearing for Special Conditional Use <br />Permit #SCU05-002 with a General Plan for approx. 207 acres of <br />land out of the Enoch Brinson Survey, Abstract 5, and recommended <br />approval to City Council. <br />Analysis: Owner/Developer plans to develop the tract for business/industrial <br />uses.
