At the January 20, <br />2005 meeting, the Commission held public hearing and recommended <br />#SCU05-002 to City Council. Council approved the SCUP and General <br />Plan on February 14, 2005. <br />• Later, the developer submitted a Preliminary Plat, which was approved <br />by the Commission at the February 17, 2005, meeting. <br />• Now, the applicant is requesting approval of a Final Plat for proposed <br />Underwood Business Park to be located at Old Underwood Road south <br />of UPRR and State Highway 225. <br />• Currently, 123 acres of land is being subdivided into six reserves (A-F), <br />unrestricted reserve (approx. 84 acres) will be platted later. <br />• The proposed Porter Road (60' ingress/egress) for this development is a <br />private street. The design and construction of such street will be <br />followed as per City's Public Improvement Criteria Manual (PICM). <br />• All the utilities shall be privately maintained except public water. <br />Internal infrastructure shall be the responsibility of the owner/developer. <br />Recommendation: The Final Plat is in accordance with the City's Development Ordinance. Staff <br />recommends approval of the Final Plat with the following conditions: <br />• Final Plat shall not be released until property transactions are complete and <br />proper documents are filed with the City. <br />• Construction drawings must be completed prior to issuance of building <br />permits. <br />• Add a statement on the plat to ensure maintenance of detention will be <br />the sole responsibility of the owner/developer. <br />• Future rail access, spur design, and UPRR approval shall be required. <br />Actions required by • Approve the Final Plat as filed. This will authorize the developer to begin <br />the Commission: construction of subdivision improvements within one year. <br />• Disapprove the Final Plat and supporting documents as filed.
