OPEN WORKSHOP TO DISCUSS PROPOSED REGULATIONS REGARDING LARGE LOT <br />RURAL DISTRICT. <br /> <br />Wayne Sabo, Director of Planning, presented an informal recommendation by the staff containing <br />some changes to the current requirements for large lots which address some major concerns <br />highlighted by the first public hearing on the large lot district as follows: <br /> <br />. Change the current 100' lot width restriction to 90'. <br />. Change the current 45' accessory building height restriction to 35'. <br />. Keep the controls on visible storage, per section 106-773 of the City Code of Ordinances. <br />. Proposed S.C.U.P. requirement for FFA and other similar programs. <br /> <br />Sidney Grant presented information for the minority opinion, which is not in favor of creating the <br />Large Lot District. Below are the main points the minority opinion emphasizes: <br /> <br />. 1 acre minimum lot size could possibly land lock lots with no frontage on a public right-of- <br />way. <br />. People who bought the land with the intent of selling and subdividing will lose a major <br />investment. <br />. The Large Lot District will be detrimental to the City's tax base. <br /> <br />Cecille Paschal spoke in support of creation of a Large Lot District. Below are the main points <br />emphasized by those in favor of the creation of a Large Lot District: <br /> <br />. Fears escalating property taxes without creation of a Large Lot District would prohibit <br />current residents financially in maintaining their current way of life. <br />. Per ordinance, residents with land use inconsistent to the surrounding area could be <br />required to build 25 feet back from the actual fence line of their property, eliminating <br />property that could otherwise be used for grazing animals. <br /> <br />The City requests guidance from the Committee to set a public hearing date in order to present a <br />formal recommendation to be approved to go to City Council. <br /> <br />5. CLOSE WORKSHOP <br /> <br />6. ADMINISTRATIVE REPORTS <br /> <br />. Will be receiving preliminary plats for several upcoming projects such as Tx. <br />Import/Export and Lakes of Fairmont Green. <br />. Upcoming S.C.U.P. for an approximately million dollar doctor's office. <br />. APA Conference planned attendance- Barrera, Lawler, Muston, Bird, Kaminski, <br />Linscomb. <br /> <br />7. COMMISSION COMMENTS <br /> <br />The Committee approved the City's informal recommendation and asked that the City prepare a <br />formal recommendation to be presented at the public hearing next regular meeting. <br /> <br />8.
