The applicant is requesting a zone change from Medium Density Residential (R-2) and Business Industrial (BI) <br />to Planned Unit Development (PUD) for future expansion of this facility. <br />. P&O Cold Logistics is located at 502 North Broadway one block south of Barbour's Cut Boulevard. The <br />facility serves as a food service distribution warehousing in Texas. <br />. Port of Houston's Intermodal facility is across the street just north of Barbour's Cut Blvd. in the City of <br />Morgan's Point. <br />. The facility has main access along North Broadway. <br />. The subject property is in the vicinity of major industrial facilities along Barbour's Cut Terminal and Gulf <br />Coast Region. <br />. The area is earmarked for commerciaVindustrial uses in the Land Use Plan. <br />. The overall impact on public services should be minimal. <br />. Streets/roads may have adequate capacity to handle the traffic generated by this development. <br />. A proposed expansion of this facility will require upscale landscaping / screening adjacent to residential zone <br />properties in the rear. <br />. Detention basin in the rear needs to be well maintained. <br />. Truck parking along N. Broadway requires proper signage to control off-site parking. <br />Recommendation: <br />. The requested change is compatible with the zoning and uses of nearby properties. <br />. The change will unify an entire tract under a single zoning classification (PUD). <br />. The development within the subject tract will not negatively impact the surrounding properties and will not harm the <br />value of the nearby properties. <br />. In addition, it will not have significant impact on the traffic conditions in the area. <br /> <br />Staff recommends of the zone change request. <br /> <br />Actions required by the Commission: <br /> <br />.
