Low Density Residential (R-l) <br />Requested Use Single-Family Residential <br />Acreage 14.94 acres <br />Surrounding Zoning North Low Density Residential (R-l) <br /> East Low Density Residential (R-l) <br /> South General Commercial (GC) <br /> West Low Density Residential (R-l) <br />Land Use Map Residential <br />Activity Proposed Residential <br /> <br />Summary: <br /> <br />. The applicant is requesting approval of a Final Plat for proposed <br />Fairmont Park East Section Twelve to be located on both sides of <br />Farrington Blvd. just north of Fairmont Parkway. <br />. During the March 17, 2005, meeting, the Planning and Zoning <br />Commission approved a preliminary plat for Fairmont Park East, <br />Section 12. <br />. Proposed subdivision has 65 lots, 3 blocks, and a restricted reserve for <br />detention. Block 1 with 26 lots is on the east of Farrington Blvd. Blocks <br />2&3 with 39 lots are located to the west of Farrington Blvd. In addition, <br />a restricted reserve for detention is just adjacent to the Big Island slough. <br />. The proposed subdivision abuts Fairmont Park Central to the north and <br />some commercial developments to the south along Fairmont Parkway. <br />. The adjacent properties are zoned low-density residential except <br />commercial along Fairmont Parkway. <br />. The area is earmarked for residential uses in the Land Use Plan. <br />. Streets/roads may have adequate capacity to handle the traffic generated <br />by this proposed development. <br /> <br />Recommendation: <br /> <br />Actions required by <br />The Commission: <br /> <br />The Final Plat is in accordance with the City's Development Ordinance. Staff <br />recommends approval of the Final Plat with the following considerations in <br />place: ' <br />. As built drawings shall. indicate off-site drainage improvements to ensure <br />proper drainage of the adjacent commercial property and residential <br />subdivision. <br />. As agreed, the developer is responsible for installation of sidewalks along <br />both sides of all public streets within the subdivision and along east and <br />west right-of-way line of Farrington Blvd. upto end of the subdivision line. <br /> <br />. Approval of the Final Plat withholding signature and recordation until the <br />above are complied. This will authorize the developer to begin <br />construction of subdivision improvements. <br /> <br />. Disapproval of the Final Plat and supporting documents as filed. This will <br />require the developer to file a new Final Plat with the required documents. <br /> <br />~Husrr A <br />
