<br />Fairmont Park East, Section I_mal Plat <br />9/15/05 - P & Z Meeting <br />Page 3 of3 <br /> <br />. <br /> <br />Drainage - Storm water design and management are the issues resolved <br />carefully with the developer of the proposed subdivision. The proposed <br />section is adjacent to the Big Island Slough. Currently, a 10' drainage <br />easement is retained through the proposed subdivision and out falling into <br />Big Island Slough. A 1.5741 acre tract to the west is reserved for detention <br />area. The detention area's size and capacity are reviewed to ensure that it <br />will adequately serve the proposed development. The developer shall <br />provide all the necessary infrastructure required for proper drainage <br />including storm water inlets within the subdivision. <br /> <br />Conclusion and <br />Recommendation: <br /> <br />The Final Plat is in accordance with the City's development regulations. <br />Staff recommends approval of the Final Plat. The following items need to be <br />addressed prior to the recordation of the Plat: <br /> <br />. All construction improvements are complete at site. <br /> <br />. Furnish approval letter from the Harris County Flood Control District <br />(HCFCD) for the drop structure into the Big Island Slough. <br /> <br />'. Sidewalks shall be installed along both sides of all public streets and <br />along east and west right-of-way of Farrington Blvd. towards the end of <br />the subdivision lines to the north and south with Fairmont Parkway. <br /> <br />. Payment of $342.68 shall be made to the City for street sign installation. <br /> <br />. Payments of $2,596.32 and $3,450.00 shall be made to the City for <br />streetlights installation and I-year service cost respectively. <br /> <br />. Payment of $11,375.00 shall be made to the City in lieu of parkland <br />dedication. <br /> <br />Options available to the Commission are as follows: <br /> <br />. Approval of the Final Plat withholding signature and recordation until <br />the above are complied. This will authorize the developer to begin <br />construction of subdivision improvements. <br /> <br />. Disapproval of the Final Plat and supporting documents as filed. This <br />will require the developer to file a new Final Plat with the required <br />documents. <br />
