<br />Lakes at Fairmont Greens, Section 1 - Final Plat <br />Planning and Zoning Commission <br />March 16, 2006 <br /> <br />Location of Subdivision Wharton Weems Boulevard at State Hwy. 146 <br />Legal Description 34.3170 acres out of 135.4:t acres of land located in <br /> the W. P. Harris Survey, A-30, La Porte, Harris <br /> County, Texas. <br />Applicant Arete Real Estate and Development (65 La Porte, <br />Ltd.) <br />Present Zonine: Planned Unit Development (PUD) <br />Requested Use Single-Family Dwellings <br />Acreage 34 acres <br />Surrounding Zoning North Planned Unit Development (PUD) <br /> East Planned Unit Development (PUD) <br /> South Planned Unit Development (PUD) <br /> West Planned Unit Development lPUD) <br />Land Use Map Residential <br />Activity Proposed Residential <br /> <br />Summary: <br /> <br />. The owner/developer is requesting approval of the Final Plats for proposed <br />Lakes at Fairmont Greens, Section 1 to be located along Wharton Weems <br />Boulevard between State Highway 146 and the Golf Course. <br />· The project has an approved General Plan and Special Conditional Use Permit. <br />Preliminary Plat for Section 1 was approved at the February 2, 2006, meeting. <br />· The applicant is proposing 92 single-family residential lots with two points of <br />entrance/exit along Wharton Weems Boulevard. Corresponding density equals <br />2.68 dwelling units/acre, which is in conformance with the ordinances. <br />· Reserve A (12.3613 ac.), located adjacent to the Golf Course, is restricted for <br />detention and may serve as lake features. <br />· Reserve B (0.8217 ac) is restricted for landscaping and sound wall along <br />SH146. <br />· The water service runs north-south along the feeder road of State Highway 146. <br />Sanitary sewer is not readily available to the development; however a 40' <br />sanitary sewer easement is retained for the proposed force main and lift station <br />to be located in the southeast comer of the subdivision, adjacent to Taylor <br />Bayou. All other infrastructure shall be the responsibility of the <br />owner/developer. <br /> <br />Recommendations: <br /> <br />Actions required by <br />the Commission: <br /> <br />The Final Plat is in accordance with the City's Development Ordinance. Staff <br />recommends approval of the Final Plat. The following items need to be addressed prior to <br />recordation: <br />· All construction improvements are complete at site. <br />· Furnish approval letter from the Harris County Flood Control District (HCFCD) <br />for the drop structure to the Taylor Bayou. <br />· Sidewalks shall be installed along both sides of all public streets in the <br />subdivision and should be stated on the Final Plat. <br />· Payment of$707.97 shall be made to the City for street sign installation. <br />· Payments in amounts yet to be determined to be made to the City for streetlights <br />installation and I-year service cost respectively. <br />· Payment of$16,100 shall be made to the City in lieu of parkland dedication. <br /> <br />. <br /> <br />Approval of the Final Plat withholding signature and recordation until the above are <br />complied. This will authorize the developer to begin construction of subdivision <br />improvements. <br /> <br />Disapproval of the Final Plat and supporting documents as filed. This will require <br />the developer to file a new Final Plat with the required documents. <br /> <br />. <br />
