Harris Survey, Ab'stract 30, and Johnson Hunter Survey, <br />Abstract 35, La Porte, Harris County, Texas. <br /> <br />Industrial, Commercial <br /> <br />Planned Unit Development (PUD) <br /> <br />South 16th Street (Powell Road) <br /> <br />Applicant is platting an entire acreage of land into several reserves for <br />proposed business park to be known as Port Crossing previously known as <br />the Texas ImportlExport Park (TIEP). Former Texas ImportlExport Park is a <br />proposed business, industrial, commercial and retail development to be <br />located in an area south of Fairmont Parkway along S. 16th Street (Powell <br />Road) between the existing Union Pacific Railroad (UPRR) and State <br />Highway 146 South. <br /> <br />As a part of the PUD development process, a Special Conditional Use Permit <br />(#SCU05-003) and a General Plan covering the La Porte 81 Ltd., La Porte <br />82 Ltd., La Porte 115 Ltd., and La Porte 146 Venture, LP., were approved by <br />City Council on March 28, 2005. Later, the applicant requested a I-year <br />extension of this Special Conditional Use Permit, which was granted at the <br />Planning and Zoning Commission's meeting on February 16,2006. <br /> <br />The applicant is currently proceeding with the platting of the entire <br />project. This is the first step towards the planning and development of a <br />large scale project. The developer's intent is to develop the entire tract in <br />accordance with the applicable Special Conditional Use Permit, General <br />Plan, and Developer's Agreement approved by the City. <br /> <br />The OwnerlDeveloper plans to develop the tract for business, industrial and <br />commercial uses. The developer will construct the storm drainage/detention <br />system first, which will ultimately connect with the regional systems in <br />accordance with the policies of the City and the Harris County Flood Control <br />District. <br /> <br />y~HfS1TC <br />
