Harris Survey, Abstract 30, and Johnson Hunter Survey, Abstract <br />No. 35, La Porte, Harris County, Texas. <br /> <br />BusinesslIndustrial, Commercial <br /> <br />Planned Unit Development (PUD) <br />South 16th Street (Powell Road) <br /> <br />The owner/developer plans to develop approximately 300 acres, presently <br />zoned Planned Unit Development (PUD) for retail, commercial, and <br />business park with some industrial uses, further defined by a General Plan <br />and Development Agreement between the owner/agent and the City of La <br />Porte. The project is to be located in an area south of Fairmont Parkway <br />along S. 16th Street (Powell Road) between the existing Union Pacific <br />Railroad (UPRR) and State Highway 146 South. <br /> <br />As a part of the Planned Unit Development process, a Special Conditional <br />Use Permit (#SCU05-003) and a General Plan covering the La Porte 81 Ltd., <br />La Porte 82 Ltd., La Porte 115 Ltd., and La Porte 146 Venture, LP., <br />(formerly Texas Import/Export Park) were approved by City Council on <br />March 28,2005. Subsequently, the applicant requested a one year extension <br />of this Special Conditional Use Permit, which was granted by the Planning <br />and Zoning Commission at the February 16,2006, meeting. <br /> <br />Under the terms of Development Ordinance 1444, the proposed <br />development is considered to be a major subdivision. The Development <br />Ordinance requires a two-stage approval process for major subdivisions. <br />The first stage is preliminary plat review and its formal approval followed <br />by submittal of a final plat, along with the construction drawings and other <br />applicable documents. Once the final plat and construction drawings are <br />approved, the applicant may proceed with the site improvements. <br /> <br />"'1 <br />ClOi8J. \) <br />
