<br />#R 07-001 <br />P&Z 4/19/07 <br />Page 4 of 4 <br /> <br />Conclusion / <br />Recommendation: <br /> <br />The above analysis and the best use review option by the applicant reveals <br />that the subject site would be better served by the proposed rezone, which <br />would blend into an existing use of property to the east across the channel <br />and nearby Farrington Boulevard. In addition, the proposed commercial <br />development shall be restricted for number of driveways permitted as <br />compared to the number of driveways required for mid to high density <br />residential developments. <br /> <br />Staff fmds the requested change conforms to the abutting zoning and is <br />suitable for the requested change to Neighborhood Commercial, allowing <br />commercial/retail development. In addition, development within the subject <br />tract should not negatively impact the surrounding properties nor harm the <br />value of nearby properties. The zone change should not have a significant <br />impact on traffic conditions in the area and utilities may support future <br />developments. <br /> <br />Actions available to the Commission are listed below: <br /> <br />· Recommend to Council approval of this rezoning request, from <br />Medium Density Residential (R-2) to Neighborhood Commercial <br />(NC). <br />· Recommend to Council denial of this rezoning request from Medium <br />Density Residential (R-2) to Neighborhood Commercial (NC). <br />· Table this item for further consideration by the Commission. <br />
