Jones Survey, <br />Abstract No. 482 and further described as <br />4.53 acres, Tract 33, Treatment Plant Site <br />and 0.39 acre as Lot 49, Block 39, Fairmont <br />Park West, Section 5, La Porte, Harris <br />Count , Texas. <br />Tom Cauthens a ent) Cit of La Porte (Trustee <br />Medium Densit Residential -2 <br />Neighborhood Commercial (NC) <br />Approx. 5 acres <br />North Low Density Residential (R-1) <br />East Low Density Residential (R-1) <br />South Fairmont Parkway <br />West Low Densi Residential <br />Mid to Hi h Densit Residential <br />Commercial /Retail Develo ment <br />· The applicant seeks a rezone from Medium Density Residential (R-2) to <br />Neighborhood Commercial (Ne). <br />· The purpose of the zone change is to provide for retail/commercial <br />activities at this intersection. <br />· The City's Land Use Plan shows the subject tracts developing as mid to <br />high density residential. <br />· The subject site is an old waste water treatment plant site. <br />· Recently, the City received a bid from the applicant for the subject surplus <br />property . <br />· The City is also including lot 49, block 39, Fairmont Park West <br />Subdivision, as a secondary access to this site along Willmont Drive. <br />· The effect of the change from R-2 to NC should not have an adverse <br />impact on the surrounding properties. <br />· Infrastructure should not be affected by this change. <br /> <br /> <br /> <br />Staff recommends approval of the Zone Change Request #R07 -00 I with the <br />following considerations: <br /> <br />Recommendation: <br /> <br />· Purpose of the rezone request is to bring commercial/retail developments <br />suitable for this area. <br />· Requested change is compatible with the zoning and uses of nearby <br />properties. <br />· Change from R-2 to NC could be considered as viable for future <br />development of restricted land that would be difficult to develop under <br />residential requirements. <br /> <br />Actions required by <br />The Commission: <br /> <br />· Recommend to Council approval of this rezone request to change from <br />Medium Density Residential (R-2) to Neighborhood Commercial (Ne). <br />· Recommend to Council denial of this rezone request to change from <br />Medium Density Residential (R-2) to Neighborhood Commercial (Ne). <br />· Table this item for further consideration by the Commission. <br /> <br />BHIt;lrr 1\ <br />
