<br />Planning and Zoning Commission <br />Minutes of March 20, 2008 <br />Page 2 of 3 <br /> <br />In response to Mr. Stringer's voiced concern, Commission Member Hal Lawler urged <br />audience members to be inspired by artist renderings and plans for development in La <br />Porte and to not be overcome by them. <br /> <br />Ted Powell, 1700 Roscoe, is a member of the National Trust Restoration and <br />Preservation and is working to restore and preserve his home. Mr. Powell and his wife <br />are ballroom dancers and are concerned about preservation of historical ballrooms, such <br />as the Sylvan Beach Pavilion. He has helped to form a group, Partners of the Pavilion, <br />which has a website. A petition supporting preservation of the pavilion is being <br />circulated. Mr. Powell suggested a few uses for the pavilion that could possibly be <br />revenue producers. <br /> <br />Leonard Zlomke, 209 S. Lobit, a long time La Porte resident, has concerns over losing <br />park space to hotel development. <br /> <br />Pastor Joe with Confrontation Church at 420 W. Main is concerned about zoning effects <br />on the church. <br /> <br />Ronda Lunsford, with Lunsford Auto Repair, 201 E. Main, is concerned about the Main <br />Street uses currently under review by the Main Street Advisory Board. <br /> <br />Kathryn Aguilar, 3119 Fondren, has an interest in retaining the historic value of the <br />Sylvan Beach Pavilion. <br /> <br />Commission Member Kaminski requested there be another workshop held on the <br />subject. <br /> <br />B. DISCUSS ADDING MAXIMUM HEIGHT LIMITATION FOR COMMERCIAL <br />DEVELOPMENTS ADJACENT TO RESIDENTIAL ZONING DISTRICTS. <br /> <br />City Planner Masood Malik provided background information on maximum allowable <br />building heights for commercial developments when located adjacent to residential <br />zones. Staff recommended that a 45' maximum height rule be reinstated for all future <br />developments in commercial zoning districts when adjacent to residential zoning districts. <br /> <br />The Commission requested this item be placed on the April agenda for a public hearing. <br /> <br />4. CLOSE WORKSHOP <br /> <br />Chairperson Muston closed the workshop at 7:56 p.m. <br /> <br />5. ADMINISTRATIVE REPORTS <br />A. MAIN STREET DISTRICT USES & ARCHITECTURAL STANDARDS <br /> <br />Mr. Malik reported the Main Street Advisory Board met to review appropriate uses for the <br />Main Street District. Architectural Standards are being developed by the Architectural <br />Review Board to enhance the appearance of the Main Street District. <br /> <br />B. TEXAS AVENUE BEAUTIFICATION PLAN <br /> <br />Mr. Malik provided an update on the Texas Avenue Beautification Plan underway with <br />services provided by PBK Architects. <br />
