<br />Staff Report <br /> <br />December 18, 2008 <br /> <br />Parking Space Standards <br />Zoning Ordinance Amendment <br /> <br />Back2:round: <br /> <br />The City has received several inquiries regarding possible hearings for variances to the <br />required parking space sizes, design standards and specifications as stated in the Zoning <br />Ordinance (Chapter 106 of the Code of Ordinances). At issue, is the standard parking <br />space size of ten (10) feet wide and the maneuvering aisle with a minimum of twenty- <br />eight (28) feet wide. Several commercial developments in the City are impacted by these <br />design standards as less commercially zoned properties are available for developments <br />within the City. As land values and construction costs are rising, developers are looking <br />for maximum utilization of land. <br /> <br />Existin2: Requirements: <br /> <br />Current ordinance provisions are as follow: <br /> <br />Angle of Parking <br /> <br />Width <br /> <br />Depth <br /> <br />Width of Aisle <br /> <br />450 <br />600 <br />900 <br /> <br />10 ft. <br />10 ft. <br />10 ft. <br /> <br />18 ft. <br />18 ft. <br />18 ft. <br /> <br />18 ft. <br />18 ft. <br />28 ft. <br /> <br />Each accessible parking space shall not be less than fourteen (14) feet wide and twenty <br />(20) feet in length and subject to ADA approval. <br /> <br />Analvsis: <br /> <br />Staff analyzed the situation with all of the potential cases to determine an equitable way <br />to possibly alter the zoning criteria to maintain the intent ofthe ordinance. <br /> <br />Comparison with neighboring Cities: <br /> Width (ft.)
