The site is <br />located closely to the Barbour's Cut Terminal and Bayport Expansion <br />Terminal, two primary container terminals for the Port of Houston Authority <br />(POHA) in the southeast Harris County. In addition, the property is within <br />the vicinity of commercial and industrial facilities in the area near upper <br />Galveston Bay. <br /> <br />Previous Harris County Appraisal District records show the property in <br />question as a Mobile Home Park since 1950. On January 26, 1987, as part of <br />the comprehensive rezoning of La Porte (Ordinance 1501), the subject <br />property shows zoning as Business Industrial (BI). Mobile Home Park, a <br />residential activity is prohibited in an industrial district per City's Code of <br />Ordinances. Therefore, Oak Park mobile/trailer park was considered to be a <br />pre-existing and non-conforming use. <br /> <br />For future development, staff discussed the following options: <br />. Pre-existing and non-conforming use <br />. Non motor freight transportation & warehousing <br />. Rezoning <br /> <br />The owners of the trailer park chose an option of rezoning to provide for <br />future warehouse facility at the subject site. The development in the <br />business/industrial park district is limited to administrative, wholesaling, <br />manufacturing, and related compatible uses, with suitable open spaces, <br />landscaping, and parking areas". <br /> <br />mflBrt A <br />
