Port Modal Centre <br /> Site Plan <br /> Page 2 of 3 <br /> Transportation - The property in question has approximately 1000 <br /> feet of frontage along the State Highway 146 North feeder road, <br /> which should accommodate traffic generated by future development. <br /> Two pints of access along frontage road should help prevent traffic <br /> delays and disperse the impact of additional traffic on the roadways. <br /> In addition, railroad transportation will be available to this facility to <br /> the north. <br /> Highway Corridor Standards — One of the goals of the <br /> Comprehensive Plan is to include consideration of landscaping, <br /> additional setbacks, visual attractiveness and the preservation of <br /> green spaces along the major highway corridors. The subject <br /> property is located near the entrance gateway to La Porte. Future <br /> development in this area should enhance the entrance corridor to the <br /> City to establish a regional identity. <br /> Special Use Performance Standards — Exterior building design <br /> standards of 100% masonry /glass products shall be applicable to <br /> proposed project along major thoroughfare. With a Planned Unit <br /> Development district, building setbacks, lot coverage, and facade <br /> requirements will have positive aesthetic impacts at the entrance <br /> corridor to La Porte. Having said parameters in place, proposed <br /> development will not negatively impact the corridor enhancement <br /> plans for State Highway 225 and State Highway 146. <br /> Utilities and Drainage — Currently, the site has sufficient water and <br /> sewer facilities to serve this development. It will be the applicant's <br /> responsibility to provide any structures or improvements necessary to <br /> accommodate increased demand of water and sanitary sewer for <br /> proposed development. <br /> Abandonment of underlying utilities was an issue which has been <br /> resolved. A 12" water line and 6" sanitary sewer force main <br /> relocation work is completed at site. Stormwater management and <br /> drainage issues have been reviewed with the site development plan. <br /> The subject site abuts F101 channel to the east and south. Harris <br /> County Express Review and TxDOT approval are granted for the <br /> driveways along State Highway 146. <br /> North 8 Street Closing /Abandonment — Application for the <br /> closing and abandonment of North 8 Street is being processed <br /> and appraisal is underway. Once administratively complete, it will <br /> be submitted for City Council's final action and will be <br /> incorporated into the plat. <br /> Economic Development — The proposed project represents a <br /> significant positive impact to economic development within the City <br /> of La Porte. The site will be developed as office /warehousing and <br /> distribution center. Ultimately, the development is estimated to <br /> have a very positive impact on both the City and school district in <br /> terms of property tax revenues. <br />
