There is also a <br />frame house, but the site plan submitted by the church <br />indicates a parking lot where this house presently stands. <br />The front church setback is shown as 12.4 ft. at the narrowest <br />point. <br /> <br />Originally the church had requested a front setback of 21 ft. <br />However, in subsequent communication with Rev. Haggerty, this <br />request has been amended. The church is now requesting a <br />setback of 12.4 ft. to match the setback of the existing <br />church building. This request is in keeping with the <br />gu~delines laid down by item #4. <br /> <br />Rear Setback: The existing church building originally had a <br />rear setback of 3.2 ft. (as per attached site plan). They <br />have subsequently acquired an additional 2 lots behind this <br />building. These lots are to be used for parking. <br /> <br />Again the church had originally requested a rear setback of 10 <br />ft. After shifting the proposed building forward to the 12.4 <br />front setback, the rear setback will become 18.6 ft. This is <br />an encroachment of 1.4 ft. into the required rear yard area. <br /> <br />Staff considers this setback encroachment to be minimal and in <br />keeping with the intent of item #2. <br /> <br />RECOMMENDATION <br /> <br />Staff recommends that the New Jerusalem Church be granted a <br />Special Exception to allow a new building be erected on Lots <br />17-20 of Block 62, with a front and rear setback of 12.4 ft. <br />and 18.6 ft. respectively. <br /> <br />DAP/nb <br />
