This satisfies the first listed condition. <br />The entire 8th Street face of this block is under single ownership. An <br />alley separates the remainder of the block from the Process Products <br />facilities. Right-of-ways separate the complex from other properties <br />on the remaining three (3) faces. <br />Conclusion: <br />In staff's opinion, this request satisfies all conditions set forth by <br />the City's zoning ordinance. <br />(1) The adjacent Building B does not meet current setback <br />requirements. <br />(2) The nature of this request is such, that given the zoning, <br />property use, and separation from adjacent property, there <br />should be no adverse effect on the neighborhood. <br />(3) Process Products' current facility is clean and well main- <br />tained. The company's business complies with City zoning <br />regulations. Given the company's history, granting this <br />• request should in no way be contrary to the best interests <br />of the public. <br />Recommendation: <br />Grant a special exception to allow a front setback of four feet (4') . <br />Allow the construction of this new facility. <br /> <br />
