CALL TO ORDER <br /> <br />The meeting was called to order by Chairman Deborah Bernay <br />at 7:05 P.M. <br /> <br />2. APPROVE MINUTES OF MAY 25/ 1989 PUBLIC HEARING & REGULAR <br />MEETING <br /> <br />A motion was made by Charles Christensen and seconded by <br />Jody Seeger to approve the minutes as presented. I The motion <br />carried with a unanimous vote. <br /> <br />3. CONSIDER SPECIAL EXCEPTION REQUEST #SE89-003 SUBMITTED BY <br />MR. & MRS. CHARLES GIPSON <br /> <br />Mr. Joel Albrecht presented staff's recommendation.' The <br />legal description of the property in question is the North <br />1/2 of Lots 1 & 2 of Blk 3; Sylvan Beach First Subdivision. <br /> <br />Mr. Albrecht explained that the zoning ordinance requires a <br />rear setback of fifteen (IS) feet. The applicants are <br />requesting an exception to this requirement. As bayfront <br />property/ the waterfront side of the tract is considered as <br />the front yard. Section 11-60S.2.b.2 states: <br /> <br />A rear yard exception (may be granted] where <br />the actual rear yard setback of any four (4) <br />or more lots in the same block does not meet <br />the rear yard requirements of these <br />regulations. <br /> <br />This requiremeht is met due to the <br />Jefferson, 230B Jefferson, 219 Sylvan, and <br /> <br />setbacks of <br />217 Sylvan. <br /> <br />230 <br /> <br />This application meets the prerequisites of Section 11- <br />605.2.b.2 and is therefore eligible to be considered for the <br />requested special exception. <br />
