Special Exception to the off- <br />street parking requirements of <br />Section 10-609, Ordinance 1501 as <br />provided for' by Section 11-605.2.C <br />of Ordinance 1501. <br />Jake Harris & Sons is an existing industrial establishment <br />located on South 16th Street. The primary activity of this <br />business is fabrication of structural steel (S.I.C. #3441). This <br />is a permitted activity in the L. I. Zone in which the facility <br />is located (Exhibit A). <br />The original building (#1) on the site is located <br />approximately twenty one (21) feet from the front property line. <br />To the South, abutting the West "F" Street right-of-way <br />(undeveloped). The setback is nine (9) feet (See Exhibit B). <br />Both of these setbacks complied with zoning regulations in force <br />at the time of the building's construction. The setbacks from <br />the side (north) and rear property lines will not be an issue in <br />regards to this request. <br />In late 1986, Jake Harris expanded its facility with the <br />addition of an approximately 4,850 square foot storage building <br />(#2). In order to comply with the parking requirements of the <br />Zoning Ordinance then in force (#780), eight (8) parking spaces <br />were dedicated (See Exhibit B). While dedicated, they were <br />apparently never developed and are not currently used as a <br />parking area.' <br />
