The <br />proposed addition would match the existing 4 foot side <br />yard setback of the existing building. <br /> <br />Background & Analysis: <br /> <br />Variance requests are governed by Section 11-606 of the <br />Zoning Ordinance. A variance is defined by this section <br />as: <br /> <br />A deviation from the literal provisions of the <br />Zoning Ordinance which is granted when strict <br />conformity to the Zoning Ordinance would cause <br />an unnecessary hardship because of circumstances <br />unique to the property on which the variance is <br />granted. <br /> <br />The unique circumstances that are defined by this <br />section include "exceptional narrowness" of a tract of <br />property. Narrowness is the circumstance that applies to <br />this request. <br />
