Latimer, property owner. <br />(Mechanical Repair and Engineering, Inc.) <br />ZONING: Light Industrial (LI) <br />PURPOSE OF <br />REQUEST: To allow construction of a roofed over pazking structure for <br />the: parking of equipment. The unenclosed addition would <br />be attached to and in line with the existing building,:which. <br />. is located. six inches (6"); off the.front property line: (See <br />Exhibit A) <br />Background: Mechanical Repair andEngineering; Inc.. is an. existing <br />machine shop specializing in the repair of heavy industrial <br />equipment. The zoning at this location is appropriate for <br />this type of establishment. At the time of construction, the <br />structure met all zoning requirements; however, the <br />adoption.of current Zoning Ordinance #1501 rendered the <br />structure non-conforming due to the change in the front <br />yazd setback requirements. <br />The original structure at the corner of N. 18~' Street and <br />West Polk Street was built in 1978. According to records, <br />additions to this structure occurred in 1979, 1980, and <br />1981. At that time, a structure could be built up to the <br />property line so the proposed six-inch (6") front yard <br />setback met City requirements. <br />
