Staff received one favorable response, one <br />opposed, and three were returned undeliverable. <br />Motion by Bob Capen to approve Special Exception #SE03-003 with the following conditions: <br />1. The standard front yard setback shall be reduced from twenty-five feet (25') to twelve feet <br />(12')• <br />2. Owner/Surveyor shall provide Staff with required metes and bounds description, <br />information necessary to prepare, execute, and record a common (estimated 20') easement <br />for the existing storm sewer and sanitary sewer utilities currently located on the site. The <br />final width shall be dependent on the information (utility line sizes) provided by the <br />Surveyor. <br />3. The easement line closest to the house shall be no closer than three feet (T) from the <br />approved. building site granted by the Board... <br />Second by Rod Rothermel.
