EXHIBIT B <br />Staff ReportMay 15, 2014 <br /> <br />Bayside Crossing Subdivision -- Preliminary Plat <br />North and West of Sens Road and Spencer Highway <br />Preliminary Plat Approval <br />ISSUE <br />Should the Planning and Zoning Commission approve the Preliminary Plat for Bayside <br />Crossing? <br />RECOMMENDATION <br />Staff recommends the Planning and Zoning Commission disapprove without prejudice <br />the Bayside Crossing Preliminary Plat subject to the necessary corrections. Upon <br />resolution of this issue, the preliminary plat will be deemed approved. Based on this <br />recommended motion, the applicant will not have to return to the Commission for this <br />item. <br />DISCUSSION <br />Applicant’s Request: <br />The applicant, Beazer Homes, is requesting approval of a Preliminary Plat for the <br />Bayside Crossing subdivision. The attached Exhibit B is the proposed preliminary plat. <br />The 17.2135-acre site will consist of 73 low density single family residential lots ranging <br />in size from 6,000 square feet to 12,445 square feet. Additionally, the applicant is <br />proposing four (4) reserve/restricted lots. Two (2) of which are landscaped entry and <br />drainage tracts and another one is a portion of a detention pond all three are to be <br />maintained by the homeowners association and the other is a public pocket park to be <br />dedicated to the City. <br />Background Information: <br />The subject site is 17.2135 acres and is situated north and west of the intersection of Sens <br />Road and Spencer Highway. The subdivision will be accessed from Sens Road. The <br />attached Exhibit A is an Aerial Vicinity Map showing the location of the proposed <br />subdivision. <br />The site is currently zoned R-1 and is vacant. The following table summarizes the <br />surrounding zoning and land uses: <br /> <br />
